How to calculate roofing costs for contractors

To calculate how much it will cost to install a residential roof, you’ll need to know the roof size, material selection, pitch or slope, labor cost, and any additional costs, such as tear-off, underlayment, barriers, flashings, and ventilation. Here’s how to calculate roofing costs based on this data:
  • Calculate the area of the roof.
  • Determine the waste factor (usually 10-15% for standard roofs, 15-20% for complex or high-pitch roofs).
  • Calculate the number of squares needed by dividing the total square footage, including waste, by 100.
  • Determine material costs by multiplying the number of squares needed by the cost per square. Include costs for underlayment, ice/water shield, flashings, and nails.
  • Determine labor costs by multiplying the number of squares needed by the cost per square.
  • Add additional costs, such as dumpster fees, permits (if needed), equipment rentals, etc.
  • Add on overhead and profit.
Our roofing cost calculator lets you customize your costs based on the following selections:
  • Roofing material type

  • Low (1:12 to 3:12)
  • Moderate (4:12 to 7:12)
  • Steep (8:12+)
  • Stories (1, 2, 3+)
  • Region

Be sure to include ice and water shield in the first two rows and at all valleys, as insurance claims from ice dams are common callbacks.Check local codes for the number of allowable layers before adding a second shingle layer. Some jurisdictions require a full tear-off.Example: How much does it cost to replace a roof on a 2,200 square foot house? Here’s an example showing how our roofing cost calculator determines the cost for a 2,200-square-foot home.Calculator inputs:
